Step 1 – Let’s talk

Before setting out to find the best tenants for your property we need to find out exactly what is important to you when selecting a managing agent. It’s a fact that not all letting agents are the same and certainly not offer the same level of service.

Every landlord is different and when we meet we can discuss what we can do to give you a hassle free investment.

Step 2 – Property visit

Once our visions are aligned, we can visit the property, discuss the rental value, and of course any work required at the property. As most landlords will know, it is a legal requirement to provide a valid EPC (Energy Performance Certificate), Gas Safety Certificate and an EICR (Electrical Installation Condition Report).

Depending on the type of property, there may be further requirements to meet, without these a property cannot be legally let. Failure to serve the correct documentation in the beginning can have severe consequences going forwards, we will advise you on this to make the legalities as simple as possible.

Step 3 – Preparing to advertise

After carrying out our due diligence we are ready to start showing the property. Our photographers are professionally trained to provide high quality lifestyle photography.

In addition to photographs, we will also provide a full 360 walk around tour, floor plans and video property tour in preparation for renting. The way in which your property is advertised is incredibly important. You must stand out from the crowd to attract the most enquiries.

Step 4 – Finding the tenants

All viewings are accompanied by our professional viewing team. We will carry out as many viewings as required until the most suitable tenants are found. Our team will find out as much information about the prospective tenants even before they view the property.

Affordability is king so we make sure we cover that off early on. By spending time with the prospective tenants, we can get a better idea of what they may be like after they move in.

Step 5 – The legal and affordability checks

We carry out stringent referencing checks before agreeing a let. These include credit checks, current landlord and employers referencing. Again, we will reference as many people as required to find the preferred tenants, regardless of our costs. A right to rent check will also be carried out in line with current legislation. Once all of this has been done and you are happy, we can then proceed.

Step 6 – Lets get ready

Included in our service is the inventory. A full and professional inventory is prepared prior to move in which must be signed by the tenants. We will check the smoke, heat and CO2 detectors and generally check the property complies with the health and safety regulations for landlords. Finally, the move in documentation will be prepared ready for the big day.

Step 7 – Move in day and beyond

On the day of move in we will normally meet the tenants at the property. We do this so that we can explain how things work and procedures for reporting issues. The more time we spend with your tenants at this stage the less problems we will have moving forwards.

Once the tenants have moved in, the documents have been signed and we have registered their deposit, we will ensure that you receive all the information you are required to keep on file. From here on in we will visit the property periodically and produce an inspection report for you to give you peace of mind.

The rent will be collected and forwarded to your preferred bank account less any deductions. We will deal with any repair issues and report back to you prior to sending in any tradesman. Ask us more about how we operate our managed service.

When it’s time for the tenants to leave, we will work with them so that they know what is expected when handing back the property. After they have moved out and handed back the keys, we will do a formal check out and handle any deposit deductions that may be required.
