We FOCUS on making the process of renting your home as straight forward as possible.

Before you start looking – Ensure that you have researched the costs involved. It would be a good idea to check what the referencing agencies will be doing to ensure affordability. As part of the referencing process a soft credit check will be carried out and applicants must meet the affordability criteria which is calculated at the rent per calendar month x 33%. Bonuses and commissions are not normally taken into account unless guaranteed by the employer. Remember to include all of the utility bills that you will be responsible for as this may affect your affordability.

Finding the right home – This has never been easier with our 3D Virtual Tours. You can guide yourself around the property, look at the floor plans and even measure the rooms. Once you are happy that you would like a physical viewing, we can meet you at the home and show you around. At this stage we can discuss the finer details, move in dates, deposits etc.

Securing the property – Once you have decided that the property is right then we can start the referencing process. Firstly, there will be the soft credit check and you will be required to provide all of your employment details and current landlord details (if you are renting). Once that has been done and is satisfactory you will be required to pay the holding deposit. This will be no more than the equivalent of one weeks rent and will form part of your security deposit. Once this is paid, the property will be marked as ‘LET AGREED’ and no other prospective tenants will be shown. The move in date will be confirmed subject to final referencing and right to rent checks.

Important Note – The holding deposit is non-refundable should the applicant not take up the property on the agreed date, decide not to proceed with the tenancy, fail referencing having made false declarations or fail a right to rent check. Should the landlord not proceed for any reason then your holding deposit will be refunded in full.

Balance of Deposit and Rent – Once the full referencing and legal checks are complete you will be required to pay the balance of the security deposit (equivalent to one months rental less your holding deposit already paid) and the first months rent in advance. In some cases, the advance rent may be more depending on what has been agreed. ALL funds must be cleared in our account prior to contracts being signed or any keys released.

Move in – This is an exciting time! At least 24 hours to move in you will be sent your tenancy agreement to review. You will be able to sign this electronically. On the day of move in we would love to meet you at the property, show you how things work and explain anything that may help you during your tenancy. You will be required to sign for your keys and the meter readings will be taken. The inventory for the property will be sent to you which you must check within the first 7 days and notify us of any discrepancies.

After your move in has taken place we will remain on hand to help. You will have the facility to report any issues or ask questions. Our tenants' happiness is important to us.
