Step 1 – Valuation

The first stage would be to pop and see your home, listen to your requirements and offer you an accurate valuation. We will explain the process and discuss what we can offer to help you reach your end goal.

Step 2 – Making your property stand out from the crowd

We will arrange a convenient time to come along and photograph your property. Our photographers are professionally trained to provide high quality lifestyle photography. In addition to photographs we will also provide a full 360 walk around tour, floor plans and video property tour in preparation for selling. The way in which your property is advertised is incredibly important. You must stand out from the crowd to attract the most enquiries. To sell your property you will require an up to date Energy Performance Certificate (EPC). If your property does not have an EPC we can get this arranged for you.

Step 3 – Lets get sale ready

At FOCUS we work with a selected panel of solicitors and mortgage advisors to help our clients. The solicitors we recommend are handpicked as they have proved to be responsive and have good customer satisfaction. We can obtain solicitor quotes for buying and selling, help with the paperwork and certify documents where required. Once you are happy with your choice of conveyancer, the welcome pack will be given to you.

TOP TIP: By filling this in at this early stage you will potentially save 3 weeks of time later in the process.

Step 4 – It's time to show your home

Once the viewers have been qualified to ensure their affordability, we can arrange a physical viewing. Depending on the market at the time this could be by way of an open house. This does not mean unlimited people trawling around your home. It is carefully controlled by appointment only. The benefit to you is that we can get several viewings done in just a few hours with less disruption to your busy lives. Alternatively, we will conduct viewings at convenient times to suit you and the potential buyers. All of our viewings are accompanied by professional and knowledgeable viewing staff.

Step 5 – How much?

After the viewings, all of the potential buyers are contacted for feedback so that we can pass their thoughts on to you. Once someone expresses an interest in making an offer we will firstly check their position, affordability and if any relevant, the chain below. We ensure we have the full facts of the offer, to only then discuss with you, so that you can make the most informed decision. We have no problem in rejecting an offer on your behalf and work hard to negotiate the price until it reaches a level that both parties are happy with. This is really where we earn our fee, and ensure your home reaches its true potential!

Step 6 – It doesn't end there

You will be assigned a dedicated member of the progression team. Their job is to deal with the day-to-day process of buying and selling. They will keep you updated, liaise with solicitors, mortgage advisors or lenders and overcome problems as things progress. They will deal with your sale right up until you hand over the keys.

The Final Step

On the day of completion a member of the team will facilitate the key hand over for you. It may be the case that your buyers are running late or need an out of hours collection. We are local and can easily arrange this.
